RentPlus is built in Nairobi. We started with a simple observation: the property software of the world was written for landlords with bank transfers, credit cards and no gate. That is not this market.
The story
Kenyan rental property runs on M-Pesa messages, WhatsApp threads, a caretaker’s memory and one heroic spreadsheet. It works — until it doesn’t: a payment that can’t be traced, a deposit dispute with no evidence, an owner who stops trusting the numbers.
We built RentPlus to give this market software that matches its reality. Rent arrives by M-Pesa, so reconciliation is native. Tenants live on their phones, so they get an app instead of an office queue. Estates have gates, so guards get a tool that works offline in the rain. Money is sensitive, so every action lands on a tamper-evident record.
Today RentPlus runs the full property lifecycle — from the first e-signed lease to the final deposit assessment — for landlords, agencies and gated communities across Kenya.

STK push and Paybill reconciliation are the core of rent collection — not a plugin bolted onto card-first software.
Kenyan VAT, done right
Residential rent is exempt; commercial isn’t. Rates change. RentPlus tracks tax treatment per charge, the way KRA expects.

Billing days, late fees and reports all run on Africa/Nairobi — never a mystery midnight in another timezone.
KES, in shillings and cents
Money is stored and reported in Kenya Shillings with correct precision — no floating-point rounding of someone’s rent.
Estate gates are real here
Visitor management assumes a guard on a cheap Android phone at a real gate — rain, night shift, patchy signal and all.
Number plates, phone numbers, IDs
Kenyan formats are first-class: KDA-style plates normalised, +254 phone numbers handled, one-SMS-sized links throughout.
