Portfolio

One record per tenant, one truth per lease

Every tenant, co-tenant, charge, payment, document and message hangs off the lease it belongs to. When there’s a dispute, you don’t search chats — you open the record.

How it works

From zero to running

  1. 1

    Add the tenant

Name, phone, ID details. The phone number becomes their key to the tenant portal — no passwords to manage, ever.

  2. 2

    Create the lease

Pick the unit, set the rent, deposit and billing day. Add co-tenants to a single lease when a household shares one.

  3. 3

    Set the charges

Rent, service charge, water, electricity, gas — each charge has its own type and VAT treatment, so statements and taxes come out right.

  4. 4

    Activate and relax

From activation, invoices are generated on schedule, payments allocate against the lease, and the statement writes itself.

The lease is the spine of everything

Charges, invoices, payments, documents, maintenance history and messages all attach to the lease. A new caretaker can open a lease and understand its whole history in a minute — because the history is actually there.

  • Full charge schedule: rent, deposits, utilities, service charges
  • Every invoice and payment against the lease, in order
  • Lease documents, signed and stored
  • A statement you can hand a tenant — or a judge

Households, handled properly

Real tenancies are messy: two names on one lease, an occupant who is not a tenant, a tenant who moves within the building. RentPlus models co-tenants on a single lease and keeps occupants distinct, so the record matches reality.

  • Multiple tenants on one lease
  • Occupants and household members tracked separately
  • Portal access granted and revoked per tenant
  • Change requests from tenants, approved by you

Questions

Common questions

Can two people be on the same lease?
Yes. RentPlus supports co-tenants on a single lease — each with their own portal access — plus household occupants who live in the unit but are not on the lease.
Can I add charges besides rent?
Yes. Leases carry typed charges for rent, security deposits, service charges, water, electricity, gas, fines and one-off items — each with the correct VAT treatment, so statements and totals are always right.
What does a tenant statement include?
Every charge, invoice, payment and credit against the lease in chronological order, with a running balance. It exports to PDF, and tenants can see their own statement in the app at any time.
